1. Structure and Foundation
• Foundation: braced footings on rocky ground.
• Structure: reinforced concrete with steel reinforcement, 8-inch industrial block construction. Pillars, beams, and slabs of reinforced concrete with structural steel according to the Ministry of Housing's specifications.
2. Walls and Partitions
• Facades: 8-inch block with air gap, insulation using XPS panels and SheetRock panels.
• Exterior finish: smooth plaster, 30x60 coral stone, or overlapping cladding with Denglass or similar, depending on the area.
• Roof: flat roof with polyurethane paint waterproofing and XPS insulation plus gravel. Decorative steel structure to support a pitched roof of decorative Cana.
• Interior partitions: 4-inch block + acoustic SheetRock.
3. Finishes and Coverings
• Flooring:
* Living room, bedrooms, and hallways: Large-format, premium Spanish porcelain tiles.
* Kitchens and bathrooms: Porcelain stoneware with a non-slip finish in bathrooms.
* Terraces and balconies: Non-slip outdoor stoneware.

• Interior Carpentry:
* Entrance door: security door, 3-point locking system in PVC, with armored decorative panel.
* Interior doors: white WPC.
* Built-in wardrobes: lined interior, with a top shelf, hanging rail, drawers, and sliding or hinged doors.
5. Installations
• Plumbing and sanitation:
* Pipes: cross-linked polypropylene.
* Sanitary ware: FOMI toilets and sinks. DOCCIA shower tray and screen.
* Faucets: single-lever mixer, matte black finish.
• Electricity and Telecommunications:
* In each room: minimum one light fixture; 3 or more electrical outlets, minimum one TV outlet.
* Pre-installation for fiber optics.
